Is your network reachable? yes
Are you using a router? yes, TP Link WR841ND
Did you set a static IP on the PC running Kai? yes
Did you forward port 30000 to the static IP? yes
Did you click the globe after forwarding to see if your network goes reachable? uh? the globe on the User Interface? yes..
What console are you using? X360
Is your console being detected? the console can't find the "engine"
Brief description of your network setup: PC connected via Lan to the router, Xbox via Lan to the router.
Model numbers of the router, and modem? TP Link WR841ND

Do you use a software firewall? What brand? Have you made any changes to it? Windows Firewall, all set correctly
Operating System? Win 7
Problem description? I followed many guides, but when I try to connect the Xbox on the FSD3, all I get is the message "can't find engine on the network". From the User Interface it seems like everything is set correctly.. I can see some users playing some games, even if it's a very small number of them (8 people playing Black Ops 2.. is that possible?)

Set your kai config as in the pic here--> http://img4.imageshack.us/img4/3006/7kaifsd.png this should make FSD and Kai work.

ok.. what about the IP addresses?
I've got the following:
Router -> 192.168.0.1
PC -> 192.168.0.100 (static)
X360 -> 192.168.0.10X

Then, on the Xbox, I've set "gateway" with the PC IP address.. is that correct?

and what about having 8 or 9 users online ONLY? isn't it a small number?

The Gateway has to be the router ip in your case 192.168.0.1 you should give your 360 a static ip too.
